Our aim is to make sure your home inspection goes smoothly and without any delays. There are some important things homeowners should do before the inspection to help everything run smoothly. Here's what you need to take care of:
- Access : Make sure we can get into all areas of the property. Coordinate with your Real Estate Agent, Seller, or Builder to confirm entry.
- Clear Spaces: Ensure that areas like bathrooms, kitchens, water heaters, furnaces, electrical panels, attics, and crawl spaces are accessible and free of obstructions.
- Pets: If necessary, keep pets confined during the inspection.
- Property Condition: For newly built properties, make sure they're in a livable condition. If it's a resale property, ensure it's not undergoing major renovations and is also in a livable state.
- Additional Notes: If you need to cancel or reschedule, please give us at least 24 hours' notice. Your inspector will start with the exterior inspection until you or your broker arrive. Also, please note that if conditions are unsafe, like on a slippery roof, we won't be able to proceed with certain inspections.
DEFINITIONS AND SCOPE
Our general home inspection is a visual examination of accessible areas to identify any material defects in specific systems and components. It's not a prediction of future issues.
LIMITATIONS
Our inspection won't cover every possible issue or determine the property's market value or insurability. We won't inspect items not permanently installed or perform estimates for repair costs.
EXCLUSIONS
We won't determine property boundaries, service life expectancies, or future conditions. We won't inspect certain systems or components, like underground items or low-voltage electrical systems.
ROOF
We'll inspect roof-covering materials, gutters, vents, and more, but won't walk on certain surfaces or predict service life expectancy.
EXTERIOR
We'll inspect exterior wall-covering materials, doors, walkways, and more, but won't inspect items not readily accessible.
BASEMENT, FOUNDATION, CRAWLSPACE & STRUCTURE
We'll inspect foundations, basements, and structural components, but won't enter unsafe spaces or move stored items.
HEATING & COOLING
We'll inspect heating and cooling systems but won't inspect certain components or predict future conditions.
PLUMBING
We'll inspect water supply, drains, and more, but won't inspect certain items like underground utilities or determine water quality.
